We understand that each landlords’ needs are different, which is why we offer four different levels of service depending on how much involvement you wish to have in the day to day running of your letting property.
You will find details of the different services we offer, what we do for each and our charges for them are below. In all cases no commission is payable until a tenancy agreement has been signed.

Independent redress is provided by the TPOs (The Property Ombudsman).
This is very much the service for owners who live abroad or for people who want no involvement in the running of their property or contact from their tenant. We would deal with any problems up to a cost of £300 without contacting you. For anything over that we would need your permission. The organising of major works are not covered and we reserve the right to make additional charges for time spent arranging these.
This is the service that most people tend to choose to begin with. However, please note that you will be the first point of contact for the tenant in the event they have any problems. We are still able to be a point of contact for the tenants and are able to deal with maintenance issues once we have contacted you for permission to do so (unless it’s an emergency).
This service is for those landlords who feel confident running their letting property and complying with all legislation without any involvement from us during the course of the tenancy. Once the tenant has moved in, we will have no involvement in the running of the tenancy apart from protecting the deposit and returning it once the tenancy has ended.
Tenancy Administration Fee – £150.00 plus VAT (£180 including VAT)
This covers the cost of drawing up the tenancy agreement & prescribed information, supplying it to both parties for signing then providing copies of the same.
Registration fee of Tenancy Deposit – £30.00 plus VAT (£36.00 including VAT).
Financial credit check and Right to Rent/AML– £40.00 plus VAT (£50.00 including VAT) per applicant.
Addendums to Contract – £60.00 plus VAT (£72.00 including VAT).
Cost of drawing up the addendum to contract as required, supplying it to both parties for signing and issues copies to the same.
Renewal Fee – £100.00 plus VAT (£120 including VAT).
If a new tenancy agreement is requested for any reason this fee will be charged for drawing up the new agreement and supplying it to both parties for signing.
Schedule of Condition Survey – Subject to an arrangement fee of £125 – £175 plus VAT (£150 – £210 including VAT).
To be carried out by an independent third party, who will charge their own fees accordingly, prior to commencement of the new tenancy.
Exit Inspection Survey – Subject to an arrangement fee of £80.00 plus VAT (£100.00 including VAT).
To be carried out by an independent third party, who will charge their own fees accordingly, once the property is vacated, at the end of the tenancy.
Declaration of Surrender of Tenancy – £50 plus VAT (£80.00 including VAT).
If the landlord and tenant agree to end the tenancy early, without the proper notice being given, this document will be required. The charge will be made to the party requesting it and covers drawing up the declaration and sending it to both parties for signing.
Arrangement Fees for Gas Safety, Electrical Installation Condition Report (EICR), Energy Performance Certificate (EPC), Portable Appliance Testing Certificate and Legionnaires Disease Risk Assessment
£20 plus VAT (£25) for each certificate.
Additional Work
In the event we are required to arrange work not covered by the above service (including, but not limited to) insurance claims, re-decoration, roof repairs, external repairs, or maintenance costing more than £250 we may, at our discretion, make a charge of £50.00 plus VAT (£60.00 including VAT) per hour to you for the time spent.
